Commercial Property Manager

Sun Aohua is seeking a Commercial Property Manager, based in New Lynn, Auckland, to oversee all aspects of its commercial property portfolio, including lease administration, tenant and owner communication, maintenance coordination, financial oversight, compliance, and daily operations.The role ensures properties are well-maintained, fully tenanted, and financially performing in line with the Company’s investment goals, while complying with New Zealand legislative requirements.
Key Responsibilities- Build strong tenant relationships, handle enquiries, and resolve issues efficiently
- Manage lease renewals, terminations, rent reviews, and ensure compliance with legislation
- Conduct property inspections (entry, routine, exit) and coordinate repairs, maintenance, and insurance reporting
- Oversee marketing strategies to attract quality tenants and minimise vacancies
- Manage rent collection, arrears processes, and operational expenses
- Maintain property records and ensure documentation meets legal and best practice standards
- Collaborate with contractors to ensure timely, high-quality maintenance and preventative works
- Provide stakeholders with regular updates on tenancy matters, financial performance, and property conditions
- Ensure health, safety, and compliance standards are met across all managed properties
- NZ Level 4 qualification or above in related fields such as in Property Management, Marketing & Sales or Customer Service OR 2+ years of relevant industry experience in NZ property management
- Strong understanding and knowledge of New Zealand tenancy law and commercial leasing practices
- Strong interpersonal and negotiation skills
- Ability to manage time and priorities effectively in a dynamic environment
- Proficiency in property management software and Microsoft Office
- As our key tenants are Mandarin or Cantonese speakers, the ability to speak and write Chinese is highly advantageous in managing the tenants’ expectations and requirements.
- Normal operational hours are Monday to Friday, 9am to 5pm
- Hours of work are 40 hours/week
- The pay range is between $72,000 – 78,000, depending on experience
- Full-time, permanent position
