The Opportunity
Rare opportunity to lead major property developments from concept to completion. You'll oversee a large project in pre-construction, plus additional commercial and subdivision projects across New Zealand.
As property manager, you'll manage the full development lifecycle — from site feasibility and acquisition through design, consenting, construction, and lease/sale — working with senior leadership, investors, tenants, and consultants to deliver high-quality, commercially successful projects.
Based in Auckland, Hamilton, or Whangarei.
Key Responsibilities- Lead all stages of the development lifecycle — feasibility, design, consenting, procurement, construction, and delivery. (design, consenting, procurement will be in conjunction with the project delivery team)
- Developed expertise in analysing real estate market trends and successfully leasing or selling commercial properties.
- Balance commercial outcomes with design quality and buildability.
- Oversee multiple projects, ensuring consistency and strategic alignment across Greenstar's portfolio.
- Prepare and manage financial feasibilities, budgets, and ROI forecasts.
- Engage and negotiate with tenants, investors, councils, iwi, and key consultants.
- Identify and mitigate risks early through structured reporting and governance.
- Drive new business opportunities aligned with Greenstar's growth strategy.
- Represent Greenstar at industry and networking events, building strong professional relationships.
- Proven experience in property development or real estate project management, ideally across commercial or healthcare sectors.
- Strong leadership across all phases of development – from land acquisition to completion.
- Excellent commercial and financial acumen, with experience preparing feasibility studies and budgets.
- Skilled stakeholder manager with credibility in front of clients, councils, and consultants.
- Well presented, confident, and adept at relationship building within the property industry.
- Willingness to travel across NZ as per project needs.
