Commercial Manager - Pacific Buildings Projects

About the Role

We’re looking for an experienced Commercial Manager to lead the commercial function for our Pacific Islands Buildings projects. This is a key leadership role within our Pacific business, based in Auckland, providing commercial and contractual management across our portfolio of building projects.

Reporting to the Commercial Manager – Pacific Islands and working closely with the Project Director – Pacific Islands Buildings, you’ll ensure commercial excellence across all aspects of procurement, contracts, cost control, and risk management.
Key Responsibilities
  • Oversee all commercial and contractual matters for Pacific Islands Buildings projects in accordance with McConnell Dowell’s procedures and commercial governance requirements.
  • Manage procurement processes in line with corporate policies, including development of project-specific procurement strategies.
  • Ensure bonds, insurances, and guarantees are in place and managed effectively throughout the project lifecycle.
  • Provide commercial advice and guidance to project teams, ensuring contractual compliance and risk mitigation.
  • Support the preparation, negotiation, and finalisation of subcontract and supplier agreements, including RFQs, bid evaluations, and clarifications.
  • Lead and support the preparation and evaluation of variations, claims, and work scope changes for clients, consultants, and subcontractors.
  • Manage and mentor project commercial teams to ensure strong commercial performance and governance.
  • Oversee financial reporting, including progress claims, cost-to-complete reviews, and risk assessments in collaboration with project and finance teams.
  • Drive continuous improvement in commercial processes, reporting, and procurement practices.
  • Promote McConnell Dowell’s values, standards, and commitment to safety, quality, and integrity.
About You
  • Relevant tertiary qualification in Quantity Surveying, Engineering, Construction Law, or a related discipline.
  • Minimum of 5 years’ experience in the civil construction or building industry, with strong commercial management experience.
  • Proven ability to analyse complex commercial and contractual issues and deliver practical, innovative solutions.
  • Demonstrated commercial acumen with a strong track record in negotiation, claims, and procurement management.
  • Excellent planning, organisational, and time management skills.
  • Strong leadership and mentoring skills, with the ability to manage and develop commercial teams.
  • Sound understanding of HS&E requirements within construction environments.
  • Clear, confident communicator with strong written and verbal skills and the ability to work effectively across all organisational levels.
  • Proficient in using relevant commercial and project management systems.
