Our National Property Operations team delivers a wide range of asset renewal, maintenance, and facilities improvement programmes across more than 100 sites nationwide.We are looking for a Principal Advisor Facilities Maintenance (FM) Contracts to join our Property team.In this role, you will provide expert oversight and analysis of facilities maintenance contracts across a large and complex national portfolio.
You will ensure consistent contract management practices, strengthen supplier performance, and support value-for-money outcomes aligned to Ministry priorities.You will:- Provide specialist advice on facilities maintenance contracts, including KPIs, SLAs, and performance frameworks.- Monitor contractor performance, analyse trends, and deliver assurance reporting.- Identify risks, issues, and opportunities to improve contract outcomes and service delivery.- Support contract lifecycle activities, including renewals, variations, and governance processes.- Build strong relationships with internal teams, suppliers, and sector stakeholders.
This is a key role that lifts capability, drives consistency, and enhances how the Ministry manages its facilities maintenance contracts.Ō pūkenga / Skills and ExperienceNo candidate will meet every desired qualification.
If your experience looks different but you can add value, we would love to hear from you.To be successful, you will bring:Significant experience managing facilities maintenance or service contracts in complex environments.Strong commercial and contract management acumen, including interpreting KPIs and performance frameworks.Proven ability to analyse performance data and provide insights and recommendations.Experience influencing stakeholders and building effective working relationships.Excellent written and verbal communication skills.A relevant qualification or equivalent experience in property, facilities management, engineering, procurement or asset management is desirable.

Utu ā-tau / SalaryThe remuneration band for this role is $112,766 to $154,680- while the appointing salary will be based on skills and experience.
