Property Portfolio Manager
Brenda Currie Property Management is an independent service based in Palmerston North which also covers the wider Manawatu. We are a relatively small and privately owned company. We enjoy managing properties and working with each and every landlord and tenant.
We now have a position coming available for a ‘Portfolio Property Manager'. This position will require between 30-35 hours each week and possibly increasing to full time. We are family friendly and very understanding of commitments with children, so we work well together to ensure you can take time when needed and then it can just be made up on another day.

We do enjoy solicaising together and taking a moment each week to unwind as this is a very busy job and can be challenging at times.
You will only be on-call every second weekend and your work phone can be switched off at 5pm each working day.
We will have a sign-written car for work use during the week, which can be parked at your home ready for the next day.

Qualifications & experience:
- Experience with Palace or other property management software would be beneficial but not essential.
- A full driver's licence is required.
- Experience in property management, customer service, real estate, as a personal assistant, or administration would be beneficial.
- Interpersonal skills are very important in this role.
- Good time management skills.
- Ability to embrace technology and new systems.
- Great verbal and written communication skills.
- Knowledge of Healthy Homes and the Residential Tenancies Act would be helpful but not essential.
Tasks & responsibilities:
- Completing routine property inspections every three months. This includes scheduling and attending the inspection, taking photos, collating a report and sending to the tenant and property owner.
- Meeting reasonable inspection targets per week that will change depending on workloads and will be reflected in your worked hours.
- Following up on any concern’s resulting from inspections about the property with the property owner. Communicating with tenants, tradespeople and property owners about repairs and maintenance.
- Ensuring repairs and maintenance requests are submitted and followed up to completion.
- Performing first and final inspections.
- Completing initial property condition reports for new properties.
- Receiving and responding to rental enquiries.
- Booking and conducting property viewings with prospective new tenants and updating landlords with prospective applications.
- Processing tenant applications, performing reference checks, background checks and credit checks.
- Tenancy administration such as completing Tenancy Agreements, issuing notices, checking daily emails and responding / filing accordingly.
