Contract Manager / Quantity Surveyor

This role essentially oversees all post-contract Quantity Surveying functions and together with the delivery team, is responsible for overseeing the successful delivery of commercial projects throughout the country. Some travel may be involved.

  • Manage the end-to-end post-contract process for multiple contracts across residential and commercial projects - up to 20-30 projects at any time
  • Projects can range from a few months at $30K to over a year and over $1 million.
  • Oversee back costing, job performance, and margin analysis
  • Review, negotiate, and administer contracts and variations
  • Ensure compliance with contractual obligations and company standards
  • Work closely with regional operations teams and sales terams to drive delivery performance
  • Build and maintain strong client and stakeholder relationships
  • Identify risks and implement mitigation strategies
  • Set clear expectations for staff around Variations & all other related clarifications and changes.
  • Efficiently use all personnel and capital resources to deliver a consistent level of excellence, quality, and profitability, whilst continuously seeking to improve efficiency.
  • Work alongside the management team to develop strategies to engage with these clients in a way that others don't.
  • Develop a relationship with Key Suppliers to ensure we have competitive pricing on all materials.
  • Work with the business in the regional bases in Auckland, Waikato, Tauranga, Wellington, Christchurch, and Central Otago.
  • Manage the Variation process with existing contracts so that additional pricing and measuring is turned around within 5 working days and signed off by the main contractor prior to commencing works.
  • Identify any works outside of our contract scope and ensure Variations are submitted and agreed on in a timely Manner.
  • Work with the delivery team to ensure projects are resourced with correct labour and product allowances.
  • Work with the project Manager to order materials accurately, on time and within our allowances.
  • Provide accurate costing spreadsheet prior to commencing jobs to ensure it can be accurately entered into Lentune for Back Costing.
Requirements
  • 3+ years of QS experience within vertical construction on commercial buildings for post-contract QS
  • 2+ years experience working in New Zealand doing post-contract QS for commercial builds including interior fitout.
  • QS experience with one of the NZ main contractors is an advantage
  • Ability to travel throughout New Zealand when needed to do site visits
