ABOUT THE ROLE

Brosnan’s Property and Asset Management team develops long-term relationships with clients. As a key member of that team, the Property Asset Manager is expected to deliver high-quality service to a range of clients, including Bodies Corporate, commercial buildings, and government organisations.

In this role you will carry out property condition assessments, help plan long-term maintenance strategies, and give clients clear, practical insights into the state of their assets.

You will also support projects that improve our property and asset management services and programmes. This position is ideal for someone organised, detail-driven, and confident in building strong relationships, who genuinely wants to help clients protect and enhance their properties.

DUTIES & RESPONSIBILITIES
  • Undertake condition surveys to assess the physical state of buildings, identifying issues with building fabric, services, and environmental or sustainability requirements.
  • Analyse and report on defects, determining likely causes and recommending practical remediation options.
  • Prepare and maintain Long Term Maintenance Plans, Annual Maintenance Plans, and Asset Registers in line with client needs and legislative requirements.
  • Manage maintenance works and property related projects through software, ensuring safe, efficient, and high-quality delivery.
  • Coordinate external suppliers and contractors to ensure service levels, contractual requirements, and statutory obligations are met.
  • Support accurate financial processes, including raising purchase orders and reconciling documentation in accordance with Brosnan’s policies.
  • Build strong relationships with clients and stakeholders, contributing to continuous improvement and delivering excellent customer service.
  • Lead and coordinate the end-to-end design process, ensuring outputs align with client objectives, regulatory requirements, and project scope, budget, and programme expectations.
  • Collaborate with architects, engineers, and consultants to manage design reviews, resolve technical issues, optimise buildability, and ensure documentation is accurate, complete, and fit for purpose.
Requirements
  • 3 – 5 years of industry experience, with a proven track record in managing property and financial assets.
  • Bachelor's degree in property management, asset management, building surveying or a related field is preferred.
  • Strong financial capability, including experience with financial modelling.
  • Strategically minded, with strong analytical and problem-solving skills.
  • Outstanding communication and interpersonal skills, with the ability to build credibility and trust with clients and stakeholders.
  • Excellent organisational skills, with the ability to manage multiple priorities and deliver high-quality outcomes.
  • Experience with Asset, Maintenance, and Project Management software is advantageous, but training can be provided.
