Senior Property Manager – Build & Lead

Ray White Blockhouse Bay is a newly established office with strong local momentum and hands-on owners. We’re looking for a Senior Property Manager to build our Property Management department from the ground up.

This is a rare opportunity to join early, set the standards, and grow into Head of Property Management as the rent roll expands. You won’t be inheriting a messy portfolio — you’ll be building systems, processes, and a portfolio properly from day one.

The role includes:

End-to-end management of a residential portfolio

Setting up processes, templates, and compliance systems

Proactive landlord and tenant communication

Growing the rent roll through referrals and appraisals

Player-coach role with future leadership responsibility

We offer:

$75,000–$90,000 base (DOE) + performance bonuses

Company car (work use) + phone

Direct reporting to the business owners

About you:

3–5+ years’ NZ residential Property Management experience

Proven end-to-end portfolio ownership

Confident, organised, solutions-focused
