We are partnering with a large, complex public-sector organisation responsible for one of New Zealand’s most unique and wide-ranging property portfolios. From specialist operational sites to office environments that support frontline services, their facilities play a crucial role in delivering safe, modern, and accessible services to communities across Aotearoa.

This organisation is now seeking an experienced Senior Facilities Contract Manager / Commercial Manager to lead a critical review of their national facilities management contract, and help define the direction of future service delivery as a major contract milestone approaches in 2028.

This is a rare opportunity to influence strategic decisions at a portfolio level, while working within a supportive and forward‑thinking property and commercial team.

The Opportunity

Stepping far beyond traditional operational FM, this role is all about commercial insight, contract strategy, and portfolio-level decision making.

You will lead the full assessment of the current national FM contract, analysing supplier performance, service delivery, pricing structures, operational requirements, and risk exposure. Your recommendations will directly inform whether the organisation renews, renegotiates, restructures, or fully re-tenders its next FM contract.

Key responsibilities include:

  • Leading a comprehensive review of the national FM contract (expiring 2028).
  • Assessing performance, operational alignment, commercial value, and overall delivery effectiveness.
  • Developing strategic recommendations for future FM service models.
  • Engaging widely across stakeholder groups to understand the needs of diverse and high‑risk operational environments.
  • Ensuring robust, consistent contract management practice across the portfolio.
  • Providing trusted commercial advice to property, finance, and executive leaders.
  • Shaping scope and requirements for future FM procurement or renegotiation.

About You

You’re a highly experienced facilities or property contract professional with the ability to connect operational realities with commercial strategy.

You will bring:

  • Extensive experience in facilities management, building services, property operations, or asset environments.
  • Strong expertise in contract management, procurement processes, SLAs, KPIs, and supplier performance oversight.
  • Confidence analysing contract structures, cost models, risks, and operational needs.
  • Excellent communication and stakeholder management skills.
  • Ability to interpret technical building information, commercial documentation, and financial data.
  • Experience influencing decision-making in large, multi-site or national property portfolios.

A background in engineering, mechanical services, building trades, or FM contract delivery is highly advantageous.
